How a roof survey works in Covent Garden
Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, natural slate and clay and concrete tiles, and the problems we are asked to look at most are worn lead at chimneys and abutments and condensation or damp timbers in the loft.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Covent Garden are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Clear the loft hatch area before we arrive
- Mention any flat roofs as well as the main roof
- Photograph stains when they appear
- Leave roof access to professionals
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
Keep the loft space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What we do, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a visit in Covent Garden, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Keep pets in another room
- Let us know where we can park nearby
- Clear the way to the loft hatch

Where the drone is part of the survey, the address is checked against it before any flight.

Covent Garden questions
Is my home in Covent Garden listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can parking be tricky for a visit in Covent Garden?
Parking in Covent Garden, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
Do you work in Covent Garden?
Yes. We carry out roof surveys in Covent Garden, and the service is the same as everywhere else we work.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Honest limits
It is a careful look at the roof, not the whole story. The main limits are:
- Walls, floors and services below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the roof structure meets design loads

Do you need a roof survey in Covent Garden?
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.
It’s worth booking a survey if you’ve seen:
- Slates or tiles that have slipped or broken
- Cracked mortar along the ridge
- Flashings that have come away from the wall
- Gutters that overflow in heavy rain
If you run a business near Kingly Court, a dated report on the roof is useful for planning and for any lease discussions.
