Why act early in West End

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. In West End, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Roof surveys for homes and businesses in West End

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey natural slate, lead flashings and the roof space, and the problems we are asked to look at most are torn or sagging underlay and debris building up in roof valleys.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in West End are no exception. Shared chimney stacks and the lead around them are just as important to check.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

Landlords and agents in West End book surveys as well as householders. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

Businesses and commercial landlords can book us too. Larger roofs take longer.

Signs you need a roof survey in West End

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.

These are some of the problems a survey can pick up:

  • Flashings that have come away from the wall
  • Loose ridge or hip tiles
  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles

If you look after a building such as Soho Parish CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a roof survey includes

West End homes and their roofs

The wider area around West End has a long history of building, with Benjamin Franklin House about 0.4 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to St Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for most homes, depending on how many separate roofs there are. London terraces rarely offer a view of the whole roof from one spot, so in West End we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • File the report with your home documents
  • Tell us about any leaks or stains you’ve seen
  • Look for debris in the garden after high winds
  • Clear the loft hatch area before we arrive

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

FAQs for West End

Can a landlord with a rental near Tottenham Court Road station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details, and we’ll talk through which survey suits.

Is drone flying allowed in West End?

It depends on the exact address and the weather on the day. West End is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a written report with photos and recommendations.

How long does a roof survey take?

On site, it typically takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Report times depend on the package.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Do you work in West End?

Yes, we do. We carry out roof surveys in West End.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
