Pre-purchase roof surveys for West End homes and businesses

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Pre-purchase roof survey in West End

A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. We’re often asked to look into cracked flaunching or crumbling chimney pointing and roof slopes that look uneven or sagging, on the roof space, flat-roofed extensions and dormers and natural slate.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in West End, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

When to book a survey in West End

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

It is worth booking a survey if you’ve seen:

  • Blocked or leaking gutters
  • Signs of past leaks inside the loft
  • Chimney mortar that has eroded
  • Lead that has worked loose at a wall or chimney

Take an older house close to St Mary's Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Are they insured for the work?
  • Whether VAT is in the quoted price
  • Their report turnaround times

What’s in a roof survey

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two at a typical house, with time for the loft where it can be reached. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Keep pets in another room
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

Your questions about pre-purchase roof surveys in West End

How do I find out if my home in West End is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is parking a problem for a survey in West End?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

How long does a pre-purchase roof survey take?

The visit normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

Do you go up on the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where it applies.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

We survey roofs for landlords and agents as well as homeowners. A photo-illustrated written report gives you a clear record of the roof.

Leave it or get it looked at?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.
