How a pre-purchase roof survey works in Chinatown
We survey roofs for buyers in Chinatown and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or send us an email. If you’ve noticed worn or lifted lead flashings and roof slopes that look uneven or sagging, a survey will tell you what’s going on, whatever the roof.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Chinatown, or for new roofing work there, those junctions deserve a proper look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Checking the roof from the ground
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
When you need someone else
It is useful to know what a survey will not do before booking:
- The condition of the rest of the house (that’s a RICS home survey)
- Confirmation of asbestos in cement sheets or soffits
- What’s under the slates, tiles or felt
If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and doesn’t.
What we check
- Flat-roofed extensions and dormers
- The roof space
- Chimney stacks
- Natural slate
- Lead flashings and valleys
- Clay and concrete tiles
- Gutters and downpipes
What we do, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Chinatown moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
How to prepare
- If you are buying, let the agent know when we’re coming
- Keep pets in another room
- Jot down any questions you want answered

How we price pre-purchase roof surveys
Our packages start from £150, including VAT. The price for your roof depends on:
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
- Height and safe access
- How many separate roofs there are, like extensions, dormers and garages
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What to let us know when you contact us
We’ll typically ask about:
- What made you get in touch
- Any marks or damp showing indoors
- The type of building and roof, like pitched or flat
- Photos of the roof, taken safely from the ground or a window
When you’re ready to go ahead, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.
How the survey changes by roof type
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.
Your questions about pre-purchase roof surveys in Chinatown
How do I find out if my home in Chinatown is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can parking be tricky for a visit in Chinatown?
Parking in Chinatown, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Do you go up on the roof?
Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
What if it rains on the day?
Light rain doesn’t normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we’ll explain what’s needed.
How long will you be at the property?
On site, it typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Practical tips
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Ask the agent to check the loft hatch can be opened
- Look for fresh paint on upstairs ceilings at viewings
- Don’t leave it until just before exchange
- Let us know your timetable
After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Buying a home or a new roof in Chinatown
The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Chinatown. If your survey includes the drone, we check the exact boundary for the address before flying. With Benjamin Franklin House about 0.4 miles south-east, Chinatown sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take an older house close to St Anne's Church: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Tottenham Court Road station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For a London address like Chinatown, it helps to know about controlled parking before the day, along with any off-street space.
