West Dulwich Drone Roof Survey

  • Debris building up in hidden gutters
  • Damage after a storm that cannot be seen from below
  • Ponding and splits on a high flat roof

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Keep pets indoors during the flight
  • Expect a little longer if permission is needed
  • Tell next door if the drone will be near their property
  • Mention anything you’ve noticed on the roof

The Premium Survey includes an in-person consultation to talk through the photographs and findings. It is a chance to ask about anything in the report.

Check the loft now and then, with care and a good torch. The underside frequently shows problems before the outside does. Photograph anything new.

Drone roof survey in West Dulwich

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. We’ll tell you if another approach would work better. If you’re worried about tired mortar and pots at the top of a stack and slates or tiles shifted by high winds, a survey will tell you what’s going on, on fragile roofs, large and complex roofs and flat roofs on upper floors alike.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Tell us about the building and access when you book. The extra view helps most on steep slopes, tall stacks and rear additions.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours for most houses, or half a day or so for a commercial building. In West Dulwich, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Find any records of previous roof work
  • Point out any leaks or damp patches

Your questions about drone roof surveys in West Dulwich

Will parking be an issue for a roof survey in West Dulwich?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Are there drone restrictions around West Dulwich?

Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

How long does the survey take?

It typically takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The report follows by email.

What affects the price in West Dulwich

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

Prices start from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Booking your survey

To price your survey accurately, we will ask about:

  • Any photos you have, taken from the ground or a window
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

A quick phone call is typically the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Drone roof surveys around West Dulwich

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up.

Kingswood House, about 0.2 miles south, is one of the historic houses in the wider area around West Dulwich. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If you run a business near Lewisham Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most. West Dulwich is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Different roofs, different checks

Steep slate and tile slopes

Steep roofs are risky to walk on. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.

Ridges and hips

The ridge takes wind from both sides. A drone shows cracked mortar and loose ridge tiles.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
