How new roof snagging works in Dulwich
A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. It is an independent check, separate from the roofer who did the work. We are often asked to look into ridge and hip tiles not properly fixed and gaps at new flashings, on ridges and verges, flashings and valleys and replacement roofs.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Dulwich could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. From the street, a London terrace usually shows only its front slope or parapet, so in Dulwich we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start by finding out what was replaced and what worries you.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- The loft space is checked where safe, along with any mess or damage left after the work.
- You get a photo report listing the snags we found.
Before the survey
- Check we can get to the back of the property
- Move anything stored under the loft hatch
- Make a note of anything you’d like us to look at
Book a survey
Most bookings start with a short call: call 07833 053749 or drop us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Do you need new roof snagging in Dulwich?
Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.
People typically book a survey when they’ve noticed something like this:
- Underlay ending short at the eaves
- Verge tiles or slates not secured
- Gutters or fascias damaged during the job
- Missing or blocked roof ventilation
Landlords with a home close to West Dulwich station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
What to check before booking
- How soon the report will arrive
- Which parts of the roof they’ll actually see
- Whether the loft is part of the inspection
- Whether VAT is added on top
Local roofs and buyers in Dulwich
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 1.1 miles south lies Kingswood House, a reminder of how long the area around Dulwich has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
For an older house near a landmark such as Christ's Chapel of God's Gift, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Parking in Dulwich, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised.

Questions from Dulwich
Can parking be tricky for a visit in Dulwich?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Do you cover Dulwich?
We do. The survey and report are the same in Dulwich as anywhere else.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
How do I book a survey in Dulwich?
The quickest way is to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.
Can you settle a dispute with my builder?
No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder and our report gives you an independent record.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
What happens if roof problems are left?
Leaving debris in gutters can cause overflows and send water down the walls. Finding it now is simpler than tracing damp later. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Every price we give includes VAT, and the written report is part of the package. New roof snagging starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
