How new roof snagging works in Forest Hill

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that’s passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer in good time. If you are worried about signs of condensation in the roof space and flashings not properly dressed or fixed, we can find out what’s behind it.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Forest Hill could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why act early in Forest Hill

Leaving debris in gutters can cause overflows and send water down the walls. Spotting it now saves chasing damp later. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Buying a home or a new roof in Forest Hill

Historic houses like Kingswood House, about 1.6 miles south-west, show how far back building in the area around Forest Hill goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Honor Oak Park station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. As a London address, Forest Hill can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Take an older house close to Honor Oak Christian Fellowship Centre: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • Roof area

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Booking your survey

There’s no need for technical words. Just tell us:

  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • Any marks or damp showing indoors

A quick phone call is normally the easiest start: call 07833 053749 or email us. The price is agreed before a date is set.

When you need someone else

A survey is a close look at the new roof, but it cannot do everything. Its limits include:

  • A promise that the roof won’t leak
  • Fixings and underlay hidden under the coverings
  • Estimates of what fixes will cost

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What we check

  • New flat roofs
  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Forest Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

How to prepare

  • Note where any stains or damp appear
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets out of the way during the survey

Common questions in Forest Hill

Is Forest Hill in the area you cover?

Yes, Forest Hill is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Can parking be tricky for a visit in Forest Hill?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Roof by roof

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. Cracked, slipped or uneven slates are noted.

Flashings

Chimney flashings are a frequent source of leaks and are checked closely.
