Chimney surveys near Gipsy Hill

How a chimney survey works in Gipsy Hill

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey chimney pots and cowls, flaunching and brick chimney stacks, and the problems we’re asked to look at most are staining on walls around the chimney and worn or missing pointing.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Gipsy Hill as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How it works

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Gipsy Hill runs like any other.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a photo-illustrated written report and our recommendations.

How the survey changes by roof type

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Areas we cannot view from safe positions
  • Whether a gas appliance or its flue is safe

Chimney surveys in Gipsy Hill: local notes

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 0.5 miles north lies Kingswood House, a reminder of how long the area around Gipsy Hill has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Long Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

When to book a survey in Gipsy Hill

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

A survey can pick up problems such as:

  • Frost-damaged brickwork on the stack
  • Cracked or missing flaunching
  • Unused flues sealed without airflow
  • Lifted or split lead flashings

Take a building like Paxton Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What’s in a roof survey

Gipsy Hill: your questions answered

Will parking be an issue for a roof survey in Gipsy Hill?

Normally it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Gipsy Hill?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How much is a survey?

Our price is from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or use the contact form.

Is a leaning chimney dangerous?

It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Book a sweep for flues that are in use
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Look at the chimneys with binoculars after a storm
  • Check fixings on the stack are secure

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
