FAQs for Crystal Palace

Is Crystal Palace in the area you cover?

Yes. Our area covers London and South East England, and Crystal Palace is part of that. You can ring 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Crystal Palace?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Electronic leak detection in Crystal Palace

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a report with photographs of each breach found. Typical surveys look at holes left by work on the roof and new membranes needing a check before handover, on roof terraces and balconies, flat roof membranes and liquid-applied waterproofing.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Crystal Palace shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Leave it or get it looked at?

Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first, so the repair can be targeted. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Flat roofs in Crystal Palace

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Crystal Palace is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. With Kingswood House about 0.9 miles north-west, Crystal Palace sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a building such as Crystal Palace School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Crystal Palace station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Different roofs, different checks

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Some methods can work through these layers but it depends on the layers.

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. Where the roof suits it, testing can find them.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

What helps most when you contact us:

  • The kind of building and roof involved
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. In Crystal Palace, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

Getting ready for the survey

  • Jot down any questions you want answered
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared

Advice

When to book a survey in Crystal Palace

Work on the roof can damage a membrane. Fixings, equipment and foot traffic can leave small holes.

Here are some of the things we see often:

  • Punctures from foot traffic or tools
  • Leaks that return after repairs
  • New membranes needing a check before handover
  • Failed seams and laps

For a London address like Crystal Palace, it is useful to know about controlled parking before the day, along with any off-street space.

Before you book any roof surveyor

  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photographs
  • Is there a chance to talk the report through?
  • Will they check the loft as well as the outside?
