What a roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Roof survey in Dulwich Village: what you get

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Common reasons to book are ridge tiles that have lifted or moved and worn or blocked valleys, across the roof space, clay and concrete tiles and chimney stacks.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Dulwich Village are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Move stored items away from the loft hatch
  • Watch for slipped slates after bad weather
  • Let us know about past leaks
  • Stay off ladders and the roof

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What affects the cost of roof surveys

Prices always include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • Roof area
  • House, block, shop or office
  • The height of the building and how the roof can be seen safely

Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • Any marks or damp showing indoors

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.

What we do, step by step

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Dulwich Village runs like any other.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

Different roofs, different checks

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Your questions about roof surveys in Dulwich Village

Is parking a problem for a survey in Dulwich Village?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Dulwich Village?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or email us.

Do you cover Dulwich Village for roof surveys?

Yes. We survey roofs across London and South East England, Dulwich Village included.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Dulwich Village homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. Kingswood House, about 1.3 miles south, is one of the historic houses in the wider area around Dulwich Village. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around Lewisham Shopping Centre may find that a roof report helps plan work around trading rather than after a leak. If you own one of the older houses in the streets near St Barnabas' Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of North Dulwich station, the gap between tenancies is a good time to have the roof looked at.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
