Roof leak investigation in Dulwich Village: what you get
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. We survey the roof space, lead flashings and chimney stacks, and people most frequently book us about ceiling stains that grow after rain and damp patches next to the stack.
London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it helps to know whether damage is old or new. A careful look in Dulwich Village tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

How we price roof leak investigations
All our prices include VAT. What changes the price is:
- Building height and the viewpoints available
- Basic, Standard or Premium
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before booking.
Helping us price your survey
There’s no need for technical words. It is enough to let us know:
- The style of property, from a terrace to a block
- Any photos you have, taken from the ground or a window
- When you need the report by
- Where the property is, with the postcode
Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.
The survey, step by step
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. For a visit in Dulwich Village, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street

How the survey changes by roof type
Slate and tile slopes
On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak, particularly in driving rain.
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Common questions in Dulwich Village
Will parking be an issue for a roof survey in Dulwich Village?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Is Dulwich Village in the area you cover?
Yes, Dulwich Village is one of the places we work. The survey and report are the same in Dulwich Village as anywhere else.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Is there anything I need to do before the visit?
Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
How much does a roof leak investigation cost in Dulwich Village?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Faults hidden behind ceilings or boarding
- Leaks from plumbing, tanks or pipework rather than the roof
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Leaks and storm damage in Dulwich Village
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these roof types has its own typical places for water to get in. About 1.3 miles south lies Kingswood House, a reminder of how long the area around Dulwich Village has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as St Barnabas' Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near North Dulwich station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Homes near green spaces such as Dulwich Park can get more leaves in their gutters in autumn.
