Roof surveys across SE17: what to expect

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are debris building up in roof valleys and cracked or blistered flat roof coverings, on natural slate, lead flashings and chimney stacks.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we’re there.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What you’ll pay

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Around Elephant and Castle

Typical jobs here are in homes near Lambeth Palace Library, London College of Communication and Notre Dame Roman Catholic Girls' School, among other places. You will also find Newington Gardens (within half a mile north-east), St Jude's Church of England Primary School (within half a mile north-west), The Rockingham Arms (within half a mile north-east) and Metropolitan Tabernacle (under half a mile south). Elephant and Castle has its own railway station: Elephant & Castle station. A little further out are Newport Street Gallery (0.7 miles west) and Gabriel's Wharf (1 mile north). For a walk, there’s Bellenden Road Nature Garden and St. James's Park Lake.

Roofs, chimneys and gutters across SE17

Homes across SE17 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in SE17.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SE17, as elsewhere, exposed details are where damage shows first.

Elephant and Castle: If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If yours is one of the older homes in the streets near Metropolitan Tabernacle, its chimney, valleys and lead work are likely to be the parts that need attention first.

What affects the price in SE17

We confirm the price for the job before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium

Every price we give includes VAT. Roof survey starts from £150, including VAT. You will know the price for your survey before booking.

What to let us know when you contact us

You don’t need to know any roofing terms. It’s enough to let us know:

  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

We confirm the price for your survey before you book, so you know the cost up front. Roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

Roof by roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Why get it checked now?

Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey
  • Whether VAT is added on top
  • What exactly goes into their report

What this survey cannot tell you

We only report what can be seen safely on the day, so there are some things a survey can’t cover:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • Walls, floors and services below the roof

Landlords, agents and block managers in SE17

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Common questions in SE17

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

How much does a roof survey cost in SE17?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Will you climb onto the roof?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a report with photographs and recommendations.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey isn’t a structural engineer’s report.
