What we are asked to look at in Elephant and Castle

Hidden gutters and valleys are easy to overlook. Debris collects where nobody looks, until water overflows inside. From above, they’re easy to see.

People usually book a survey when they’ve noticed something like this:

  • Plant growth and moss on the roof
  • Gaps where slates or tiles have gone
  • Cracked flaunching or loose chimney pots
  • Standing water on a flat roof

If you run a business near Gabriel's Wharf, a commercial roof can be photographed from above without anyone walking on it.

What a roof survey includes

How a drone roof survey works in Elephant and Castle

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey flat roofs on upper floors, fragile roofs and valleys and parapet gutters, and people most often book us about eroded pointing on a chimney stack and worn lead at chimneys and walls.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Let us know about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Flights in a restricted zone without permission
  • Close-up photos of next door’s property
  • Whether the roof structure meets design loads

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roofs we survey in Elephant and Castle

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Large and complex roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Fragile roofs

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. London terraces rarely offer a view of the whole roof from one spot, so in Elephant and Castle we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it is safe.
  5. Everything is written up, with the aerial photos and our advice.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • For flats, check roof access has been agreed

Book a survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Drone roof surveys in Elephant and Castle: local notes

Elephant and Castle is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Within a mile and a half or so of Elephant and Castle there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Take a building like London College of Communication: a view from above covers a wide roof far faster than walking it. Benjamin Franklin House, about 1.3 miles north-west, is one of the historic houses in the wider area around Elephant and Castle. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself.

Elephant and Castle is about 1 mile south-west of London, in Greater London. We survey roofs in Elephant and Castle and the rest of Greater London, as part of our work across London and the South East. Our area takes in places right across Greater London, large and small.

We cover every part of SE1, SE17 and SE11 for drone roof surveys. We cover properties on Dante Road, Oakey Lane and Ash Avenue and the roads around them. Elephant and Castle is on the A300 and A302, so it’s easy for us to get to. Nearby, we also carry out drone roof surveys in Newington Butts (1 mile south), St George's Fields (1 mile north-west), Vauxhall (1 mile west), Lambeth (1 mile west) and Kennington (1 mile south-west). Larger places within reach include City of Westminster (3 miles north-west), Marylebone (3 miles north-west), Kensington (4 miles west), Walthamstow (7 miles north-east), Hoxton (3 miles north) and Hampstead (5 miles north-west).

Around Elephant and Castle

Locally, jobs take us to homes and businesses close to The Rockingham Arms, Notre Dame Roman Catholic Girls' School and St Jude's Church of England Primary School. You will also find Newington Gardens (under half a mile north-east) and Lambeth Palace Library (0.8 miles west). Elephant and Castle has its own railway station: Elephant & Castle station. Nearby you will also find Newport Street Gallery (0.7 miles west) and Gabriel's Wharf (1 mile north). For a walk, there is Bellenden Road Nature Garden and St. James's Park Lake.

Different roofs, different checks

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

Ridges and hips

Loose ridge pieces can be lifted in a storm. Spotting them early stops them falling.

Elephant and Castle questions

Can you fly a drone over a roof in Elephant and Castle?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Elephant and Castle. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from Elephant and Castle. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying.

Does a conservation area affect roof work in Elephant and Castle?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
