Landlord roof survey in Elephant and Castle: what you get

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access and we’ll say what we need when you book. Any part we couldn’t reach is noted in the report. We survey flat roofs on blocks, shared roofs and rented houses, and the problems we are asked to look at most are ponding or splits on flat roofs and damaged party-wall upstands or parapets.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Elephant and Castle has one, it needs checking from somewhere that can actually see it.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Different roofs, different checks

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we look at them closely.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Elephant and Castle: your questions answered

Is parking a problem for a survey in Elephant and Castle?

It depends on the street. If Elephant and Castle has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Does a conservation area affect roof work in Elephant and Castle?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs aren’t included, but contractors can price from it.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Who usually books a landlord or block roof survey?

Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Does the weather affect the survey?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Before and after the survey

From years of surveys, a few habits stand out:

  • Ask your managing agent about lease terms
  • Do not store items over the loft hatch
  • Keep past survey reports with the building’s records
  • Do not wait for a leak to survey the roof

If you need to share the findings with leaseholders or a board, the photos help. We keep the report clear and jargon-light.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

What a landlord roof survey looks like in Elephant and Castle

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.3 miles north-west lies Benjamin Franklin House, a reminder of how long the area around Elephant and Castle has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Metropolitan Tabernacle, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Newington Gardens shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you let a flat or house near Elephant & Castle station, a dated record of the roof is useful when planning maintenance across a let.

What a landlord roof survey doesn’t cover

Before booking, it is worth knowing what a survey won’t do:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • A full structural assessment of the building
  • Legal advice on leases or service charges

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs on blocks
  • Converted houses
  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. The survey usually takes about one to two hours for a single let house, with blocks of flats taking longer. Surveys in Elephant and Castle can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear
