Landlord roof survey in Walworth: what you get
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. If you’re worried about gaps where tiles or slates have slipped and damp or stains in top-floor flats, a survey will tell you what’s going on, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roofs, chimneys and gutters in Walworth
Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.6 miles north lies Mansion House, a reminder of how long the area around Walworth has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you let a flat or house near Elephant & Castle station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark like Lady Margaret Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places such as Gabriel's Wharf, a dated report on the roof is useful for planning and for any lease discussions.

Practical tips
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- Act on high-priority defects quickly
- Keep roof outlets and gutters clear
- Keep the loft hatch clear and reachable
- Ask your managing agent about lease terms
If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Walworth we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Make sure pets are kept safely away
- Jot down any questions you want answered

Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What happens if roof problems are left?
Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
