Gutter survey in Merton: what you get

Gutters are typically fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed gutters overflowing in heavy rain and rotten fascias or stained soffits, a survey will tell you what’s going on, on fascias and soffits, outlets and hoppers and downpipes alike.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Your questions about gutter surveys in Merton

Is parking a problem for a survey in Merton?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

How do I find out if my home in Merton is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will you check the drains below ground?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Signs you need a gutter survey in Merton

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

It is worth booking a survey if you’ve seen:

  • Fascia boards damaged by overflowing water
  • Leaves and moss blocking gutters
  • Choked outlets or hopper heads
  • Water backing up from a hidden gutter

For site and facilities teams at buildings such as Merton Abbey Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

  • Which limits apply to the survey
  • Whether you can ask questions once you have the report
  • What the report includes, and whether it has photographs

What a good roof survey covers

What we look for on each type of roof

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.

Merton homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. With Southside House about 1.8 miles west, Merton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Southside Wandsworth, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Homes near green spaces such as Wandle Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Letting agents and landlords in Merton book surveys as well as householders. A photo-illustrated written report gives you a clear record of the gutter, which helps you plan work between tenancies.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Look for new stains on ceilings below valleys after rain
  • Don’t climb a ladder to look in the gutters
  • Watch for green marks down the brickwork
  • Check for spilling water in a downpour

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a house, depending on how many gutter runs and downpipes there are. In Merton, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Check we can get to the back of the property
  • Dig out any old roof reports or invoices
