About our gutter survey in Merton Abbey
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey eaves gutters, valley gutters and downpipes, and common reasons people get in touch are downpipes that are split or coming away and water backing up from a hidden gutter.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Merton Abbey are no exception. Shared chimney stacks and the lead around them are just as important to check.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

Merton Abbey homes and their roofs
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Merton Abbey is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Southside House, about 2.2 miles west, show how far back building in the area around Merton Abbey goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like Haslemere Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Haydons Road station, a roof report helps you deal with small faults before they turn into a call from a tenant. For businesses in and around places such as Southside Wandsworth, a dated report on the roof is useful for planning and for any lease discussions.

Why get it checked now?
Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In Merton Abbey, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Tips that help
These tips come from what we see on roofs every week:
- Check that downpipes are firmly fixed to the wall
- Book gutter clearing once a year, more often near trees
- Check the loft with care after heavy rain
- Ask for valleys and parapet gutters to be cleared too
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.
Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
Merton Abbey: your questions answered
Will parking be an issue for a roof survey in Merton Abbey?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Does a conservation area affect roof work in Merton Abbey?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.
What a gutter survey does not cover
To be straight with you, there are limits to any roof survey:
- The inside of buried drains
- Asbestos testing of old gutters, downpipes or soffits
- The inside of a downpipe along its whole length

Roofs we survey in Merton Abbey
- Parapet and box gutters
- Downpipes
- Eaves gutters
- Valley gutters
- Fascias and soffits
- Outlets and hoppers
The survey, step by step
Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Merton Abbey runs like any other.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- If you’re buying, let the agent know when we are coming
- Note where any stains or damp appear

Box and secret gutters
A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
