Merton Abbey questions

Will parking be an issue for a roof survey in Merton Abbey?

It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Merton Abbey?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will the survey cover the whole building?

No. Our survey covers the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

What access do you need for a block roof survey?

Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it so please give residents notice.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

How a landlord roof survey works in Merton Abbey

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey flat roofs on blocks, shared roofs and blocks of flats, and people most frequently book us about leaking joints at party walls and damaged pots and flaunching.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Merton Abbey are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Give residents notice before a survey
  • Make leak reporting easy for tenants
  • Survey the roof on a regular cycle
  • File each roof report for future reference

We do not advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. In Merton Abbey, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Merton Abbey homes and their roofs

Southside House, about 2.2 miles west, is one of the historic houses in the wider area around Merton Abbey. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Merton Abbey is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Christ Church Colliers Wood, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Haydons Road station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Haslemere Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What a landlord roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we can’t safely see or access
  • The structure in the way a structural engineer would assess it

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.

Roofs we survey in Merton Abbey

  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take about 1–2 hours for a single let house, with blocks of flats taking longer. In Merton Abbey, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it is shared

How to book

Different roofs, different checks

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. They’re checked during the survey.

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
