Roof surveys for homes and businesses in Merton Abbey

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run seven days a week, so it’s easy to find a day that suits. If you are worried about gutters that overflow in heavy rain and gaps in the roof where coverings have gone, a survey will tell you what’s going on.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a roof survey looks like in Merton Abbey

Historic houses such as Southside House, about 2.2 miles west, show how far back building in the area around Merton Abbey goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Merton Abbey. Where the drone is part of the survey, the exact boundary is checked for the address first.

Shop and office owners around Southside Wandsworth may find that a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as Haslemere Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Wandle Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in Merton Abbey we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

Advice

What we cannot see

It is a careful look at the roof, not the whole story. The main limits are:

  • Asbestos testing of any kind
  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • Lead flashings
  • The roof space
  • Chimney stacks

Why get it checked now?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

What we look for on each type of roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

Merton Abbey questions

Does a conservation area affect roof work in Merton Abbey?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will parking be an issue for a roof survey in Merton Abbey?

Sometimes, yes. If Merton Abbey has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
