Useful tips for South Wimbledon property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Take photos of any leaks as they happen
  • Mention any damp patches when you book
  • Watch for slipped slates after bad weather
  • Hold on to the report for future surveys

Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Roof surveys for homes and businesses in South Wimbledon

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Typical surveys look at lifted, split or missing lead flashings and blocked, sagging or leaking gutters, across ridges, hips and valleys, flat roofs and chimney stacks.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In South Wimbledon, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes an hour or two for most houses, and about three to four hours for a commercial roof. In South Wimbledon, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Advice

Common questions in South Wimbledon

Is parking a problem for a survey in South Wimbledon?

Parking in South Wimbledon, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can a landlord with a rental near Wimbledon station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or use the contact form.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How long does the visit take?

On site, it normally takes between one and two hours on an ordinary house, and longer for a large or complex roof. Report times depend on the package.

Roofs, chimneys and gutters in South Wimbledon

Southside House, about 1.6 miles west, is one of the historic houses in the wider area around South Wimbledon. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in South Wimbledon is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Holy Trinity CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Do you need a roof survey in South Wimbledon?

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Common reasons to book include:

  • Gaps in the roof where coverings have gone
  • Crumbling chimney pointing or cracked flaunching
  • Leaking gutter joints and downpipes
  • Water stains on rafters and ceiling joists

Living close to Wandle Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Before booking any roof surveyor

  • Whether you get a written report with photos
  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs

What’s in a roof survey

What a roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets
  • What’s under the slates, tiles or felt

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Ridges, hips and valleys
  • The roof space
  • Lead flashings
  • Chimney stacks
  • Flat roofs
  • Natural slate
  • Clay and concrete tiles

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

For landlords and managing agents

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
