What new roof snagging looks like in South Wimbledon
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Southside House, about 1.6 miles west, is one of the historic houses in the wider area around South Wimbledon. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as Holy Trinity, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Parking in South Wimbledon, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when you book. Landlords with a home close to Wimbledon station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How new roof snagging works in South Wimbledon
Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can be seen safely and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey new flat roofs, replacement roofs and new-build homes, and common reasons people get in touch are offcuts and broken tiles left behind and damage to other parts of the building.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in South Wimbledon might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for a typical new house roof, longer where the roof is large or complicated. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in South Wimbledon runs like any other.
- We agree what to focus on, such as a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Getting ready for the survey

For landlords and managing agents
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
South Wimbledon questions
Does a conservation area affect roof work in South Wimbledon?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can parking be tricky for a visit in South Wimbledon?
It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Is South Wimbledon in your area?
Yes. We cover South Wimbledon and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or use the contact form.
What’s the best time to have a new roof checked?
As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
What we can’t see
It is useful to know what a survey won’t do before booking:
- Deciding who is at fault in a disagreement
- A promise that the roof won’t leak
- Repair costs for putting snags right
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

What affects the cost of new roof snagging
Our packages start from £150, with VAT included. The price for your roof depends on:
- The shape of the roof and its details
- Which survey package you book
- Whether thermal imaging or a drone is needed
- How big the roof is
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Getting in touch
What helps most when you contact us:
- Pictures of the roof from a safe spot, if you have them
- The style of property, from a terrace to a block
- Where any leaks, stains or damp patches show inside
- Access details, such as a loft hatch or a shared roof
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

Why act early in South Wimbledon
Offcuts left in a gutter can block it that soak walls. Finding it now is simpler than tracing damp later. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
