Flat roof surveys for homes and businesses in Merton
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at cracked or split membrane and failed upstands where the roof meets a wall, on single-ply membranes, mastic asphalt and felt flat roofs.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Merton, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a survey costs
Not every roof costs the same to survey, for these reasons:
- If the survey needs thermal imaging or a drone
- Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it is a home or a commercial building
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.
Helping us price your survey
Before you get in touch, it is useful to have:
- Your timetable, such as an exchange date
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
Flat and commercial roofs around Merton
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Merton has a long history of building, with Southside House about 1.8 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to St John The Divine: the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Haydons Road station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For a London address like Merton, it is useful to know about controlled parking before the day, along with any off-street space.

Common questions in Merton
Is my home in Merton listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will parking be an issue for a roof survey in Merton?
Sometimes, yes. If Merton has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Can you tell me how long my flat roof will last?
We don’t put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.
What do I do with the report?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Mention any parking restrictions on your street
- Find any records of previous roof work
- If you are buying, let the agent know when we’re coming
Booking a survey
A quick phone call is typically the easiest start: ring 07833 053749 or email us and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Different roofs, different checks
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Felt and built-up roofs
The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Note where water lies after a downpour
- Ask whoever fits equipment on the roof to make good the covering
- Treat rooflights and old sheeting as fragile
- Keep people off the roof unless they need to be there
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
