Chimney surveys in Hackbridge

Chimney survey in Hackbridge: what you get

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. Typical surveys look at damaged chimney pots and cowls and unused flues sealed without airflow, on chimney breasts, chimney pots and cowls and flaunching.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Hackbridge as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

FAQs for Hackbridge

Is parking a problem for a survey in Hackbridge?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Do you survey roofs for landlords with property near Mitcham Eastfields station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we will talk through which survey suits.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you work in Hackbridge?

Yes. Our area covers London and South East England, Hackbridge included.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. If part of a stack can’t be seen, the report says so.

Can you survey in bad weather?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Whether a stack needs rebuilding on structural grounds
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Flue inspections or sweeping

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and does not.

What happens on the day

Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, it usually takes an hour or two for a house, though large, tall or awkward roofs take more time. In Hackbridge, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Find any records of previous roof work
  • If you are buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors

Useful tips for Hackbridge property owners

These tips come from what we see on roofs every week:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • File photos of the stacks with your home records
  • Ask for ventilated caps on redundant stacks
  • Use a Gas Safe registered engineer for gas appliances

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

Roof by roof

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Roofs, chimneys and gutters in Hackbridge

Southside House, about 3.6 miles west, is one of the historic houses in the wider area around Hackbridge. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Cranmer Green can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as St Thomas of Canterbury Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for example near Centrale Croydon, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Finding the cause means the right work can be planned. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
