Drone roof survey in Eastfields: what you get

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. Safety comes first on every visit. We’re often asked to look into cracked mortar along the ridge and lead work pulling away at abutments, on flat roofs on upper floors, valleys and parapet gutters and tall and steep roofs.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Eastfields, the address is checked against all of them, and permission is never taken for granted.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Leave it or get it looked at?

On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. In Eastfields, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Two decades and more of roof surveys

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours at a house, including the airspace and weather checks before take-off. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft
  • Show us where any leaks or stains appear

Advice

What we are asked to look at in Eastfields

Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.

It’s worth booking a survey if you’ve seen:

  • Coverings that have slipped high up on the roof
  • Debris building up in hidden gutters
  • Cracked mortar along the ridge
  • Cracked flaunching or loose chimney pots

As a London address, Eastfields can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door cannot be promised.

What to check before booking

  • What experience they bring
  • Whether the loft space is looked at, where there is one
  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs

What’s in a roof survey

How the survey changes by roof type

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. They’re all captured in close-up.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What a drone roof survey looks like in Eastfields

Historic houses such as Southside House, about 3.4 miles west, show how far back building in the area around Eastfields goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up.

For businesses in and around places such as Centrale Croydon, a commercial roof can be photographed from above without anyone walking on it. If you live in an older home near St. Mark's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Eastfields: your questions answered

Is parking a problem for a survey in Eastfields?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Eastfields?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What about my neighbours’ privacy?

We take care around neighbouring homes. The camera is pointed at your roof, not next door. It’s worth telling neighbours about the flight.

What does a roof survey cost?

Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Is Eastfields in your area?

Yes. Our area covers London and South East England, Eastfields included.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Share the postcode so we can check for restrictions
  • Clear the loft hatch so we can check inside too
  • Allow time for permission if you’re in a flight restriction zone
  • Let us know what you want to see

With the Premium Survey, the report arrives the same day. Drone photos are included where we could fly.

Do not block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.
