Roof leak investigations near Eastfields

Roof leak investigations for homes and businesses in Eastfields

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. If you’ve noticed damp on a chimney breast and drips in the loft during heavy rain, we can find out what’s behind it.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Eastfields, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

The report records the leaking roof as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Roof leak investigations in Eastfields: local notes

Historic houses like Southside House, about 3.4 miles west, show how far back building in the area around Eastfields goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Different coverings let water in at different points, which shapes where the search starts.

For landlords with property near Mitcham Eastfields station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If your house is among the older ones in the streets near St. Mark's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Your questions about roof leak investigations in Eastfields

Is parking a problem for a survey in Eastfields?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Eastfields?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

Is there anything I need to do ahead of the visit?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

What affects the price in Eastfields

To price your survey, we look at:

  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Booking your survey

There’s no need for technical words. It is enough to let us know:

  • Your timetable, like an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • The address and postcode of the property

Once you know what you need, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about one to two hours at most homes, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so a visit in Eastfields moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building

Why get it checked now?

Patching the spot above the stain often doesn’t work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Different roofs, different checks

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Useful tips for Eastfields property owners

From years of surveys, a few habits stand out:

  • Photograph the stain each time it appears
  • Tell us if there are tanks or pipes in the loft
  • Catch drips in a bucket and protect the floor
  • Let us know about any past repairs to the roof

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

What we are asked to look at in Eastfields

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can push water under the slates or tiles. Leaks from valleys frequently show up some distance away inside.

A survey makes sense if you’ve noticed:

  • A leak that comes and goes with the weather
  • Wet patches high on an inside wall
  • Ceiling stains that grow after rain
  • Damp on a chimney breast

If you run a business near Centrale Croydon, a quick answer on where water is coming in keeps a business running.

Questions to ask before booking

  • How soon the report will arrive
  • Will they check the loft as well as the outside?
  • What insurance they carry
  • How long they’ve been surveying roofs
