  • Leaks showing away from the breach

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Build-ups without a suitable layer below
  • Fixing the holes we find
  • Leaks from walls, copings or rooflights

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Electronic leak detection in Eastfields

Our ELD testing covers flat roofs in Eastfields and the rest of London and South East England. A visit normally takes a time that depends on the size of the roof and how it’s built, which we set out in the quote. Electronic leak detection is quoted for your roof, because the method depends on the roof. You get a report with photos. We survey green roofs, liquid-applied waterproofing and commercial flat roofs, and people most frequently book us about waterproofing to test before it’s covered and holes around roof penetrations.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Eastfields, the roof above may belong to the building rather than one flat.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take as long as needed for the membrane area and the build-up, which we set out in the quote. London terraces rarely offer a view of the whole roof from one spot, so in Eastfields we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Common roof problems in Eastfields

Work on the roof can damage a membrane. Fixings, equipment and foot traffic can leave small holes.

Look out for signs like these:

  • New roofs to check before paving or planting
  • Breaches hidden under paving or planting
  • Punctures from foot traffic or tools
  • Water coming in under a flat roof

For landlords with property near Mitcham Eastfields station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Choosing a roof surveyor

  • What exactly goes into their report
  • What experience they bring
  • What they won’t be able to tell you
  • Is there a chance to talk the report through?

What a roof survey includes

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Use boards when working on the roof
  • Test new membranes before covering them
  • Keep outlets clear of debris
  • Act on new leaks promptly

File the report with your roof paperwork. It is a dated record of the membrane’s condition.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

Your questions about electronic leak detection in Eastfields

Do you cover Eastfields?

We do. Every survey there gets the same written report with photographs.

Is my home in Eastfields listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. You’ll know roughly how long before we start.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached so we can pinpoint it.

Flat and commercial roofs around Eastfields

About 3.4 miles west lies Southside House, a reminder of how long the area around Eastfields has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Anyone responsible for a site like St Mark's Church of England Academy will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If yours is one of the older homes in the streets near St. Mark's Church, the flat roofs on later extensions tend to wear out long before the main roof.

How the survey changes by roof type

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Some methods can work through these layers but it depends on the layers.

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We check this first.
