Electronic leak detection in Hackbridge

Electronic leak detection in Hackbridge: what you get

Roofs covered with paving, ballast or planting need more thought. The layers on top can limit the methods we can use and parts may need to be lifted. We talk this through before we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. We’ll tell you if the roof cannot be tested. If you are worried about patched roofs that still leak and punctures from foot traffic or tools, a survey will tell you what’s going on.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Hackbridge, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. In Hackbridge, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

How to prepare

  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

What electronic leak detection looks like in Hackbridge

About 3.6 miles west lies Southside House, a reminder of how long the area around Hackbridge has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Hackbridge is one of them, bay roofs, hips and later dormers each have their own details. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Hackbridge is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book. If you run a business near Centrale Croydon, a flat roof over a business is out of sight and out of mind until it leaks. If you look after a building like St Thomas of Canterbury Catholic Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Hackbridge is about 2 miles west of Thornton Heath, in Greater London. From houses to flats and shops in Hackbridge, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Greater London, from the larger towns to small villages. London is in our area too.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Sections we cannot safely access
  • Repairing the breaches (that is for your roofer)
  • Leaks from walls, copings or rooflights

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. The full list of what we check.

Landlord and commercial surveys in Hackbridge

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Why get it checked now?

Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. In Hackbridge, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Why us?

  • More than 5,000 surveys completed
  • Surveys seven days a week
  • An independent look at the roof

Questions from Hackbridge

Is my home in Hackbridge listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can parking be tricky for a visit in Hackbridge?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you find leaks on a covered flat roof?

Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We talk this through first.

Can every flat roof be tested?

It depends on the membrane and the build-up. Tell us what you know about the roof and we’ll check whether ELD will work.

How long will testing take?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Clear flat roof outlets regularly
  • Limit access to the roof
  • Share any drawings of the roof
  • Don’t keep patching the same spot

Questions about the results are welcome. We will explain what was found and what it means.

Act on leaks quickly. Water under a membrane can spread.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
