Pre-purchase roof survey in Eastfields: what you get
We survey roofs for buyers in Eastfields and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or drop us an email. We are often asked to look into roof slopes that look uneven or sagging and patch repairs that may hide an ongoing problem, across chimney stacks, gutters and downpipes and the roof space.
In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Eastfields, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Local roofs and buyers in Eastfields
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Southside House, about 3.4 miles west, is one of the historic houses in the wider area around Eastfields. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
For an older house near a landmark such as St. Mark's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Mitcham Eastfields station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. As a London address, Eastfields can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.
Eastfields is about 3 miles south-east of Wimbledon, in Greater London. In Eastfields, as across Greater London, every roof gets the same careful survey. Our Greater London coverage includes Eastfields. You can also see our page for London.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
How we price pre-purchase roof surveys
A few things affect what a survey costs:
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- Whether it’s a home or a commercial building
- The height of the building and how the roof can safely be seen
All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.
Booking your survey
You do not need to know any roofing terms. It’s enough to let us know:
- The address and postcode of the property
- The style of property, from a terrace to a block
- What made you get in touch
- Any marks or damp showing indoors
Booking is simple: just call 07833 053749 or email us and give us some details about the property and we’ll suggest the right survey. We confirm the price before anything is booked.
What a pre-purchase roof survey doesn’t cover
Before you book, it is worth knowing what a survey won’t do:
- Confirmation of asbestos in cement sheets or soffits
- Faults hidden behind ceilings, boards or coverings
- A valuation or a promise of a lower price
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

How the survey works
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. For a visit in Eastfields, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Agree roof access with the managing agent if it is shared
- Keep pets inside or away from the areas we’re looking at
Getting a price
A quick phone call is typically the easiest start: ring 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Landlords, agents and block managers in Eastfields
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
Eastfields questions
Can you fly a drone over a roof in Eastfields?
It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.
Does a conservation area affect roof work in Eastfields?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover Eastfields?
Yes. We carry out pre-purchase roof surveys in Eastfields.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
How long will you be at the property?
On site, it typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
What happens if roof problems are left?
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. Our survey is done for you. In Eastfields, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
