About our chimney survey in Merton Park
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey brick chimney stacks, chimney pots and cowls and flaunching, and common reasons people get in touch are flaunching that has broken away and eroded joints in the brickwork.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Merton Park, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Practical tips
Small things make a difference. Our tips:
- File photos of the stacks with your home records
- Note any damp on chimney breasts and when it appears
- Check that disused chimneys can still breathe
- Look at the chimneys with binoculars after a storm
Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
Why act early in Merton Park
If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Common questions in Merton Park
Can a landlord with a rental near South Merton station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Merton Park?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
How do I arrange a chimney survey in Merton Park?
To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How long will you be at the property?
It normally takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. The report follows by email.
What causes damp on a chimney breast?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.
How do you inspect a chimney without scaffolding?
We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.
Merton Park homes and their roofs
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Merton Park is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.4 miles west lies Southside House, a reminder of how long the area around Merton Park has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Homes near green spaces such as Morden Hall Park can get more leaves in their gutters in autumn. If you own a rental within reach of South Merton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to tell us when you get in touch
Here’s what helps us most when you contact us:
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from ground level or a window
- When you need the report by
- Access details, like a loft hatch or a shared roof
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The survey, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Merton Park runs like any other.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
How to prepare
- For flats, check roof access has been agreed
- Check the loft hatch can be reached
- Leave side gates unlocked

Advice
What we’re asked to look at in Merton Park
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
Most people get in touch when they’ve noticed one of these:
- Damp on a chimney breast inside
- Redundant stacks capped without ventilation
- Flaunching that has broken away
- Pots or cowls that look unsafe
For site and facilities teams at buildings such as Merton Park Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
