Chimney survey in Richmond

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. Typical surveys look at spalled or crumbling bricks and signs that a stack is leaning, across chimney pots and cowls, flaunching and brick chimney stacks.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Richmond with this kind of roof, the hidden gutter is one of the first things to check.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why act early in Richmond

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

What happens on the day

After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Leave side gates unlocked
  • Let us know about any leaks, stains or damp patches you know of

What affects the cost of chimney surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • Commercial roofs and larger buildings
  • Roof area
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

Every price we give includes VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

To price your survey accurately, we’ll ask about:

  • The type of building and roof, such as pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Pictures from the garden or a window, if you have them

Once you know what you need, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

What we look for on each type of roof

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They crack with age, and we check them too.

Chimney breasts and the loft

Damp patches on chimney breasts frequently point to a problem above. We check the breasts and the stack in the roof space where we can reach.

Local roofs in Richmond

With Pembroke Lodge about 1 mile south, Richmond sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Richmond station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as The Vineyard School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like The Vineyard Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Check that disused chimneys can still breathe
  • Have brackets on the chimney checked
  • Don’t use a ladder to reach the stack yourself
  • Check with the council before altering a stack in a conservation area or on a listed building

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Your questions about chimney surveys in Richmond

I let a flat near Richmond station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Richmond listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How do I arrange a chimney survey in Richmond?

Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.
