How a roof leak investigation works in Richmond

The aim is to find where the water is getting in and explain it. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. If you are worried about damp patches next to the stack and ceiling stains that grow after rain, a survey will tell you what’s going on, whatever the roof.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. A careful look in Richmond tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlord and commercial surveys in Richmond

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the leaking roof, with photographs.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

Signs you need a roof leak investigation in Richmond

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

Common reasons to book include:

  • Wet patches high on an inside wall
  • A leak that comes and goes with the weather
  • Water dripping from rafters or underlay
  • Water through the ceiling under a flat roof

The streets around a church like The Vineyard Church are often among the oldest in a place, and if you own one of the older houses nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What’s in a roof survey

Why act early in Richmond

Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Record whether it leaks in every downpour or only some
  • Protect furniture and flooring under the leak
  • Leave roof access to professionals
  • Take dated photos of the leak

Your report arrives by email. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Leaks and storm damage in Richmond

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from. About 1 mile south lies Pembroke Lodge, a reminder of how long the area around Richmond has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For landlords with property near Richmond station, a clear finding on where water gets in helps you brief a roofer right away. If you look after a shop, office or commercial unit, for instance near Treaty Centre, a quick answer on where water is coming in keeps a business running.

When you need someone else

A survey is a proper look at the leaking roof, but it can’t do everything. The main limits are:

  • Whether rotten timbers meet design loads
  • An intermittent leak that shows no trace on the day
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

FAQs for Richmond

How do I find out if my home in Richmond is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Richmond?

Yes, Richmond is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you trace a leak in dry weather?

Frequently, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or use the contact form.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It normally takes about one to two hours for most houses, though large, tall or awkward roofs take more time. In Richmond, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Leave side gates unlocked
  • Tell us about parking before the day
