Richmond Gutter Survey
An experienced roof surveyor for gutter surveys in Richmond. More than 20 years and over 5,000 surveys.
- Overflowing valley or parapet gutters
- Hoppers and outlets full of debris
- Leaks at the gutter joints
What we look for on each type of roof
Cast iron gutters
Cracks frequently open on the back of cast iron downpipes, so we check the wall behind for staining.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.
How a gutter survey works in Richmond
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. If you are worried about downpipes that are split or coming away and choked outlets or hopper heads, we can find out what’s behind it, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
After the visit, you get a report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Gutter surveys in Richmond: local notes
Historic houses like Pembroke Lodge, about 1 mile south, show how far back building in the area around Richmond goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Richmond is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Richmond station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces such as Terrace and Buccleuch Gardens can get more leaves in their gutters in autumn. If you run a business near Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions.

Your questions about gutter surveys in Richmond
Does a conservation area affect roof work in Richmond?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Richmond station book a roof survey?
Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
When is the best time for a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll plan the survey around it.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Why it is worth a survey now in Richmond
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

When you need someone else
It is a careful look at the gutter, not the whole story. Its limits include:
- The inside of buried drains
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s behind fascias and inside walls
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What we do, step by step
Once we’ve finished looking, we write up our findings as a report with photographs. As for time on site, most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Richmond, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
