Gutter surveys in Petersham

Why act early in Petersham

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

How a gutter survey works in Petersham

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at soffits marked by water and leaks at the gutter joints, across outlets and hoppers, fascias and soffits and downpipes.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Petersham has one, it needs checking from somewhere that can actually see it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In Petersham, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

  • Hidden sections we can’t view safely

What affects the price in Petersham

Prices always include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • Which survey package you book

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you contact us

Before you get in touch, it’s useful to have:

  • Where the property is, with the postcode
  • Anything about access we should know
  • Any deadline, like an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Once you know what you need, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Questions from Petersham

Does a conservation area affect roof work in Petersham?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near St Margarets (London) station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Gutter surveys in Petersham: local notes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Petersham has a long history of building, with Pembroke Lodge about 0.5 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

The streets around a church such as St Peter's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near St Margarets (London) station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Common roof problems in Petersham

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

We are often asked to look at:

  • Brackets that have dropped or snapped
  • Gutters overflowing in heavy rain
  • Dripping or leaking gutter joints
  • Water backing up from a hidden gutter

Shop and office owners around Bentall Centre may find that a roof report helps plan work around trading rather than after a leak.
