Chimney survey in Eel Pie Island: what you get

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. Typical surveys look at unused flues sealed without airflow and gaps in the mortar around the pots, across flaunching, chimney breasts and lead flashings.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Eel Pie Island as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for most homes, a little longer where there are several stacks. In Eel Pie Island, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Make sure we can get to the back of the property
  • Mention any parking restrictions on your street
  • Check the loft hatch can be reached

Why get it checked now?

If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. We confirm the exact price before booking.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What affects the cost of chimney surveys

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Booking your survey

A little information up front helps. Please include:

  • Photos of the roof, taken safely from ground level or a window
  • Dates you are working to, like exchange
  • The property’s address and postcode
  • Anything about access we should know

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

Roofs, chimneys and gutters in Eel Pie Island

About 0.2 miles west lies Richmond House, a reminder of how long the area around Eel Pie Island has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park such as Marble Hill Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you run a business near Treaty Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as St Mary's Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Your questions about chimney surveys in Eel Pie Island

Do you survey roofs for landlords with property near Twickenham station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Can parking be tricky for a visit in Eel Pie Island?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

How much does a chimney survey cost in Eel Pie Island?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Is it a problem to have an unused chimney?

There’s no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

How long is the visit?

Expect it to take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. You’ll then get the report by email.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.

Flaunching

We frequently find flaunching that has cracked or broken away. It is usually a modest repair when it’s caught early.
