How a chimney survey works in Strawberry Hill

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey lead flashings, shared and party-wall stacks and chimney pots and cowls, and common reasons people get in touch are mortar washing out of the joints and gaps where the stack meets the roof.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

How the survey works

The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. In Strawberry Hill, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Keep pets out of the way during the survey
  • Mention any parking restrictions on your street

Strawberry Hill homes and their roofs

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. Strawberry Hill House, about 0.1 miles south-west, is one of the historic houses in the wider area around Strawberry Hill. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Kneller Hall Senior School, large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for instance near Bentall Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take an older house close to Holy Trinity Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why get it checked now?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. In Strawberry Hill, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Different roofs, different checks

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Strawberry Hill: your questions answered

How do I find out if my home in Strawberry Hill is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Strawberry Hill station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

How long will you be at the property?

It typically takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. We will confirm the timing when you book.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

What should I do with a chimney I do not use?

There’s no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Surveys for landlords and agents in Strawberry Hill

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Have the flue swept and checked if you use the fire
  • Look at the chimneys with binoculars after a storm
  • Use the report as a baseline for future checks
  • Check with the council before altering a stack in a conservation area or on a listed building

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
