What happens if roof problems are left?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. In Teddington, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Chimney surveys for homes and businesses in Teddington

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photographs and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey brick chimney stacks, lead flashings and flaunching, and people most often book us about gaps in the mortar around the pots and gaps where the stack meets the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Teddington as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • File photos of the stacks with your home records
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Make sure unused flues are capped with ventilation
  • Find out whether changes to a stack need permission

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Teddington: your questions answered

Do you survey roofs for landlords with property near Teddington station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can parking be tricky for a visit in Teddington?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Can you survey in bad weather?

Light rain does not normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Will you go up on the roof?

Only if it is safe. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Should I worry about a leaning stack?

Do not ignore it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

How the survey changes by roof type

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Do you need a chimney survey in Teddington?

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

Typical things we’re asked to look at include:

  • Damp on a chimney breast inside
  • A chimney out of line
  • Frost-damaged brickwork on the stack
  • Loose, cracked or missing pots

If you let a flat or house near Teddington station, a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • Whether they hold professional indemnity and public liability insurance
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see
  • Whether VAT is in the quoted price

What a roof survey includes

Chimney surveys around Teddington

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Strawberry Hill House about 0.8 miles north, Teddington sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you live near a park such as Bushy Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Take a building like St Mary's and St Peter's Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
