What electronic leak detection looks like in Strawberry Hill
The wider area around Strawberry Hill has a long history of building, with Strawberry Hill House about 0.1 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
For site and facilities teams at buildings such as Kneller Hall Senior School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Take an older house close to Holy Trinity Church: the flat roofs on later extensions tend to wear out long before the main roof.

Electronic leak detection for homes and businesses in Strawberry Hill
Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. It’s testing only, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. If you are worried about new roofs to check before paving or planting and damp inside with no sign on the roof, we can find out what’s behind it, whatever the roof.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Strawberry Hill, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What electronic leak detection doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Roofs whose membrane or build-up is not suitable
- Fixing the holes we find
- Leaks from plumbing or windows
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.

Questions from Strawberry Hill
Can parking be tricky for a visit in Strawberry Hill?
Sometimes, yes. If Strawberry Hill has controlled parking where you are, a visitor permit is the easiest answer.
Do you cover Strawberry Hill?
Yes, Strawberry Hill is one of the places we work. The survey and report are the same in Strawberry Hill as anywhere else.
How long does electronic leak detection take?
It normally takes longer on a large roof than a small one, with the construction of the roof playing a part too.
How experienced are you?
More than 5,000 surveys over 20+ years.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.
Is the repair part of the test?
No. ELD is testing only. You get the breach locations with photos so your roofer can fix them.
How the survey works
Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- The roof is assessed to see if electronic testing will work on it.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- You get a report showing where each breach is, for your roofer to repair.
Before we arrive
- Let us know about parking near the property
- For a flat or shared roof, check access with the freeholder or managing agent
- Move anything stored under the loft hatch

Advice
Do you need electronic leak detection in Strawberry Hill?
Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.
People typically book a survey after spotting one of these:
- Gaps at membrane joints
- Holes left by work on the roof
- Leaks that return after repairs
- Water coming in under a flat roof
Parking in Strawberry Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.
Questions to ask before you book
- Whether the loft space is looked at, where there is one
- When you’ll get the report
- How long they’ve been surveying roofs
- Are they insured for the work?
Can I check my roof myself?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Landlord and commercial surveys in Strawberry Hill
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
Useful tips for Strawberry Hill property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Consider ELD before paving or planting goes on
- Keep outlets clear of debris
- Keep a note of leaks after rain
- Find the breach before more patching
You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.
Do not leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.
