Kenley roofs and the weather

About 3.3 miles north-east lies Addington Palace, a reminder of how long the area around Kenley has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering and its details give the first clues when tracing where water is coming from.

For an older house near a landmark like Church of All Saints, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Kenley station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you run a business near St George's Walk, a leak can close part of a shop or office, so finding the cause quickly matters.

Roof leak investigation in Kenley: what you get

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. Typical surveys look at water that shows only in certain storms and damp ceilings under a flat roof, on rooflights and dormers, lead flashings and the roof space.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers normally exclude wear and tear, so it is useful to know whether damage is old or new. A careful look in Kenley tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether rotten timbers meet design loads
  • Plumbing leaks that look like roof leaks
  • Carrying out the fix

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Valleys and parapet gutters
  • Rooflights and dormers
  • Lead flashings
  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks

Different roofs, different checks

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Valleys

A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.

What affects the cost of roof leak investigations

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Roof area
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What to tell us when you get in touch

A few details help us recommend the right survey and price. When you get in touch, it helps to mention:

  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access

FAQs for Kenley

Will parking be an issue for a roof survey in Kenley?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Do you cover Kenley?

We do. The survey and report are the same in Kenley as anywhere else, and visits run on weekdays and weekends.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Why is the stain in a different place from the leak?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you trace a leak in dry weather?

Frequently, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in Kenley we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey
  • Find any records of previous roof work

Advice

Leave it or get it looked at?

Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.
