Sanderstead roofs and the weather

About 2.3 miles north-east lies Addington Palace, a reminder of how long the area around Sanderstead has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in.

If you live near a park such as Littleheath Woods, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Riddlesdown station, tracing a leak quickly matters when a tenant is living with it. For an older house near a landmark such as Church of All Saints, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Sanderstead is about 2 miles east of Purley, in Greater London. Houses, flats, blocks and commercial buildings in Sanderstead can all book roof leak investigations. Our Greater London coverage includes Sanderstead. London is in our area too.

Roof leak investigation in Sanderstead

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’re worried about ceiling stains that grow after rain and damp patches next to the stack, we can find out what’s behind it.

In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Sanderstead, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we can’t see

In fairness, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Rooflights and dormers
  • The roof space
  • Slate and tile slopes
  • Flat roof details
  • Chimney stacks
  • Valleys and parapet gutters

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In Sanderstead, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Preparing for the visit

  • Check the loft hatch can be reached
  • Make sure pets are kept safely away

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Don’t touch fittings that water is reaching
  • Let us know if there are tanks or pipes in the loft
  • Catch drips in a bucket and protect the floor
  • Write down the wind direction and rain when it leaks

Once the work is done, hold on to the report. If the leak returns, it’s a useful record of what was found.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

Different roofs, different checks

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

What affects the price in Sanderstead

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT. Roof leak investigation starts from £150, including VAT. We confirm the price for the job before booking.

Getting in touch

Before you get in touch, it helps to have:

  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

FAQs for Sanderstead

Is parking a problem for a survey in Sanderstead?

Sometimes, yes. If Sanderstead has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

How do I find out if my home in Sanderstead is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
