How a roof leak investigation works in South Harrow

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey lead flashings, rooflights and dormers and valleys and parapet gutters, and common reasons people get in touch are water that shows only in certain storms and staining around the chimney inside.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In South Harrow, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

When to book a survey in South Harrow

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it.

A survey makes sense if you’ve noticed:

  • Leaks that appear only in driving rain
  • Drips from nail tips in a cold loft
  • Staining around the chimney inside
  • Water dripping from rafters or underlay

If you live in an older home near Parish Church of St Paul, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

  • Which limits apply to the survey
  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Questions from South Harrow

Can parking be tricky for a visit in South Harrow?

Typically it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Is South Harrow in the area you cover?

Yes. We cover the whole of London and South East England, and South Harrow is part of that. Just call 07833 053749 or drop us an email and let us know about the property.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long does the visit take?

It typically takes an hour or two, more where the leak is intermittent or the roof is large. Report times depend on the package.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

What affects the price in South Harrow

To price your survey, we check:

  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date

Most bookings start with a short call: ring 07833 053749 or drop us an email. The price is agreed before a date is set.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. In South Harrow, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in
  • Leave side gates unlocked

Advice

Why it is worth a survey now in South Harrow

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Finding the leak comes first. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why us?

  • A written report with photos

Leaks and storm damage in South Harrow

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Northolt Manor, about 1.5 miles south-west, is one of the historic houses in the wider area around South Harrow. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Living close to Northwick Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Anyone responsible for a site like The Welldon Park Academy will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Different roofs, different checks

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it’s safe, and look for signs of past overflowing.
