How a roof leak investigation works in Coney Hall

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. We’re often asked to look into water that shows only in certain storms and water marks that spread in wet weather, across valleys and parapet gutters, chimney stacks and flat roof details.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Coney Hall, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Prices for roof leak investigations in Coney Hall

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • The use of thermal imaging or a drone
  • Height and safe access

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What we need to know

There is no need for technical words. Just let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, like an exchange date
  • Access details, such as a loft hatch or a shared roof

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or drop us an email.

Questions from Coney Hall

Do you carry out roof surveys in Coney Hall?

Yes, Coney Hall is one of the places we work. Every survey there gets the same written report with photographs.

Can parking be tricky for a visit in Coney Hall?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair is not part of it. You get a report with photos showing where the water is getting in and what needs attention.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

How the survey works

After the inspection, everything we found is written up in a report with photographs. As for time on site, it normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. In a London area like Coney Hall, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Advice

What we can’t see

Before you book, it’s worth knowing what a survey won’t do:

  • Carrying out the fix
  • A promise to find every leak on a single visit
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • The roof space
  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Lead flashings
  • Rooflights and dormers

Useful tips for Coney Hall property owners

A survey works best with a little help from you, before and after. Some tips:

  • Catch drips in a bucket and protect the floor
  • Mention earlier attempts to fix the leak
  • Mention any plumbing above the damp area
  • Write down the wind direction and rain when it leaks

Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

What happens if roof problems are left?

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Leaks and storm damage in Coney Hall

Historic houses such as Addington Palace, about 1.2 miles south-west, show how far back building in the area around Coney Hall goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Coney Hall is one of them, bay roofs, hips and later dormers each have their own details. The covering and its details give the first clues when tracing where water is coming from.

If you live in an older home near St Francis of Assisi, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For landlords with property near West Wickham station, tracing a leak quickly matters when a tenant is living with it. If you look after a building such as Forest Academy, a leak through a large roof is often found some distance from where the water shows inside.
