West Wickham Roof Leak Investigation
We take a careful look at the leaking roof at your property in West Wickham, and put it all in a written report with photographs.

- Water that shows only in certain storms
- Drips from nail tips in a cold loft
Your questions about roof leak investigations in West Wickham
Can parking be tricky for a visit in West Wickham?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Does a conservation area affect roof work in West Wickham?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How do I book a survey in West Wickham?
Simply ring 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Is the repair included in the leak investigation?
The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention.
Do you look in the roof space?
Normally, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What should I do before you arrive?
Keep a note of when it leaks, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
About our roof leak investigation in West Wickham
Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you are worried about brown rings on upstairs ceilings and damp ceilings under a flat roof, a survey will tell you what’s going on, on the roof space, valleys and parapet gutters and chimney stacks alike.
In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in West Wickham, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips from our surveys
From years of surveys, a few habits stand out:
- Keep water away from lights and sockets
- Keep a photo record of the damp patch
- Mention any plumbing above the damp area
- Tell us about any past repairs to the roof
If condensation is the cause, we explain it, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
Landlord and commercial surveys in West Wickham
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Leaks from plumbing, tanks or pipework rather than the roof
- Putting the leak right
- What’s under the covering or behind the plaster
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

- Rooflights and dormers
- Flat roof details
- Valleys and parapet gutters
- Slate and tile slopes
- Chimney stacks
What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What happens on the day
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a London area like West Wickham, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.
- You let us know where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Outside, we check every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before the survey
- Keep pets in another room
- Mention any parking restrictions on your street
- Make a note of anything you’d like us to look at
Booking a survey
Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
Advice
Why act early in West Wickham
Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Roof leak investigations in West Wickham: local notes
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Addington Palace, about 1.6 miles south-west, show how far back building in the area around West Wickham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Oak Lodge Primary School, a leak through a large roof is often found some distance from where the water shows inside. For an older house near a landmark like St Francis of Assisi, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you live near a park such as Millers Pond, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
