About our roof leak investigation in Spring Park
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’ve noticed damp ceilings under a flat roof and water dripping from rafters or underlay, a survey will tell you what’s going on, on the roof space, flat roof details and chimney stacks alike.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we are given access to in Spring Park, inside and out. It helps to know when the water appears and in what weather.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Whether rotten timbers meet design loads
- Water from pipes, tanks or heating systems
- Defects hidden under coverings or inside walls without opening up

Questions from Spring Park
Do you carry out roof surveys in Spring Park?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Spring Park?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
How long does the visit take?
It usually takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Report times depend on the package.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Have an electrician check any wet fittings
- Write down the wind direction and rain when it leaks
- Mention any plumbing above the damp area
- Move stored items away from the hatch
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. You can ask us about anything that is not clear.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
Why it is worth a survey now in Spring Park
A leak that returns after a repair normally means the real source wasn’t found. We look past the obvious spot and check each likely route. That’s often what breaks the cycle. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we look for on each type of roof
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.
Leaks and storm damage in Spring Park
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these roof types has its own typical places for water to get in. Historic houses such as Addington Palace, about 1.3 miles south, show how far back building in the area around Spring Park goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Forest Academy, on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as Church of All Saints, lead flashings, valleys and old chimneys are typical places for water to get in. Living close to Millers Pond is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

How the survey works
The visit has one job: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Spring Park runs like any other.
