For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Drone roof survey in Coney Hall

A drone can see more than your roof, so we take care. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. If you are worried about lifted or split lead flashings and ridge pieces that have lifted, a survey will tell you what’s going on, on tall and steep roofs, chimney stacks and large and complex roofs alike.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Drones, thermal imaging and Coney Hall roofs

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

If you own one of the older houses in the streets near St Francis of Assisi, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a shop, office or commercial unit, for example near The Mall, large commercial roofs are frequently easiest to see from above or with a thermal imager.

Questions from Coney Hall

Can you fly a drone over a roof in Coney Hall?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

Can parking be tricky for a visit in Coney Hall?

Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What does a roof survey cost?

Our price is from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Do you cover Coney Hall?

Yes. We survey roofs across London and South East England, and that includes Coney Hall.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. In Coney Hall, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Common roof problems in Coney Hall

After storms, owners want to know what has moved. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

We are frequently asked to look at:

  • Outlets choked with leaves and silt
  • Eroded pointing on a chimney stack
  • Wind damage high on the roof
  • Slipped or missing slates on a high roof

For site and facilities teams at buildings such as Forest Academy, big roofs are where aerial photos and thermal images show the most at once.

What to check before booking

  • What happens after the report arrives
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs

What a good roof survey covers

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens if roof problems are left?

Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there, slope by slope. It is far easier to plan work when you can see the problem. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey changes by roof type

Chimney stacks

The top of a stack is typically out of view. A drone gets close to the pots, flaunching, pointing and flashings.

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. We photograph them closely, as far as the flight allows.
