How a drone roof survey works in Hayes

A drone can see more than your roof, so we take care. We keep the camera on the roof we’re surveying, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. If you’ve noticed debris building up in hidden gutters and cracked mortar along the ridge, a survey will tell you what’s going on, on chimney stacks, valleys and parapet gutters and flat roofs on upper floors alike.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Tell us about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What we are asked to look at in Hayes

Many roofs are never seen properly from ground level. You cannot see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years, which is why owners turn to a drone.

People usually book a survey after spotting one of these:

  • Debris building up in hidden gutters
  • Cracked flaunching or loose chimney pots
  • Standing water on a flat roof
  • Slates or tiles shifted by high winds

If you run a business near The Mall, thermal images can show trapped moisture across a wide commercial roof.

What to check before booking

  • Will the report include photos?
  • What’s outside the scope of the survey
  • Their track record with similar roofs
  • What follow-up you get after the report

What a good roof survey covers

What happens on the day

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. Most surveys take about 1–2 hours at a house, including the airspace and weather checks before take-off. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We start by checking the airspace and any restrictions at your address.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Note where any stains or damp appear

Getting a price

A quick phone call is typically the easiest start: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Advice

Drones, thermal imaging and Hayes roofs

About 2 miles north lies Bromley Palace, a reminder of how long the area around Hayes has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight.

Anyone responsible for a site like Hawes Down Primary School will know that a drone or thermal camera can show a large roof in a single visit. Parking in Hayes, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised.

Hayes is about 2 miles south of Bromley, in Greater London. We visit Hayes as part of our work across Greater London, for houses, flats and commercial buildings. Our Greater London coverage includes Hayes and the places around it. London is in our area too.

Questions from Hayes

Can you fly a drone over a roof in Hayes?

Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.

Will parking be an issue for a roof survey in Hayes?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

What affects the price in Hayes

We confirm the price for your survey before you book. This is what makes a difference:

  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • Height and safe access
  • The use of thermal imaging or a drone

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

Getting in touch

We will normally ask about:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or send us an email.

What we look for on each type of roof

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. Outlets and any debris around them are photographed.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We don’t test for it, but we flag it so a specialist asbestos surveyor can check.

Why act early in Hayes

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

All our prices include VAT. Prices start from £400, including VAT. We confirm the price for your survey before booking.

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Anything inside the loft or under the coverings
  • Flights in strong wind or a downpour

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.
