Leaks and storm damage in Waterloo

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around Waterloo has a long history of building, with Benjamin Franklin House about 0.7 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places such as Gabriel's Wharf, finding where water is getting in quickly keeps disruption down. Anyone responsible for a site like Oasis Academy Johanna will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

How a roof leak investigation works in Waterloo

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. Typical surveys look at damp patches next to the stack and drips in the loft during heavy rain, on flat roof details, rooflights and dormers and valleys and parapet gutters.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we are given access to in Waterloo, inside and out. It helps to know when the water appears and in what weather.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most homes, though a hard-to-trace leak can take longer. If you have questions on the day, just ask. Surveys in Waterloo can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the building owner or managing agent
  • Gather any invoices or paperwork from past roof work

What we look for on each type of roof

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Write down the wind direction and rain when it leaks
  • Check whether pipes or tanks run near the stain
  • Move stored items away from the hatch
  • Let us know what has already been tried

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

Why get it checked now?

Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Any roof job in Waterloo means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Waterloo: your questions answered

Do you carry out roof surveys in Waterloo?

We do. Every survey there gets the same written report with photographs.

How do I find out if my home in Waterloo is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

Will you definitely find the leak?

Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Common roof problems in Waterloo

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.

Typical things we are asked to look at include:

  • A leak that comes and goes with the weather
  • Damp patches next to the stack
  • Wet patches on loft insulation
  • Drips from nail tips in a cold loft

Landlords with a home close to London Waterloo station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Before booking anyone

  • What they won’t be able to tell you
  • What follow-up you get after the report
  • How long the report takes to arrive
  • Will they check the loft as well as the outside?
