About roof surveys in WC2N
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey lead flashings, the roof space and chimney stacks, and common reasons people get in touch are loose ridge or hip tiles and valley linings that have cracked or split.
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours at most homes, and longer for a large or complex roof.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Around South Bank
Around South Bank, our work takes us to homes and buildings near The BFI Reuben Library, St John's Church and St Andrew's and St John's Church of England Primary School. You will also find London Nautical School (less than half a mile north-east), Oasis Academy Johanna (under half a mile south-east), Jubilee Gardens (under half a mile west) and The Hole In The Wall pub (less than half a mile east). There is a railway station in South Bank itself: London Waterloo station. Other landmarks nearby include Florence Nightingale Museum (less than half a mile south) and Royal Waterloo Hospital for Children and Women (under half a mile north-east). Open spaces near South Bank include Barnsbury Wood and St. James's Park Lake.
Roofs, chimneys and gutters across WC2N
Across WC2N, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in WC2N are part of that picture.
South Bank: Take an older house close to St John's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Benjamin Franklin House lies about 0.4 miles north-west, so building around South Bank goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.
What we are asked to look at in WC2N
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.
A survey can pick up problems such as:
- Cracked or blistered flat roof coverings
- Water stains on rafters and ceiling joists
- Worn lead at chimneys and abutments
- Leaning or weathered chimney stacks
Surveys for landlords and agents in WC2N
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A promise that the roof won’t leak in future
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
Why act early?
A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which parts of the roof they’ll actually see
- How long they’ve been surveying roofs
- What follow-up you get after the report
Tips that help
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Clear the loft hatch area before we arrive
- Find records of any re-roofing or repairs
- Include dormers, porches and garages as you book
- Watch for slipped slates after bad weather
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
WC2N questions
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Will you check the loft?
Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where it applies.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. You get a written report with photos and recommendations.
