About roof surveys in EC4Y

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We’re often asked to look into slipped, cracked or missing slates and tiles and water stains on rafters and ceiling joists, across the roof space, clay and concrete tiles and chimney stacks.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we are there.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roof surveys across EC4Y: local notes

EC4Y has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in EC4Y.

Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in EC4Y.

Bankside: If you look after a building like London Nautical School, a written record of a large roof helps plan work for the holidays rather than in term time. With Mansion House about 0.6 miles north-east, the area around Bankside has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Landlords, agents and block managers in EC4Y

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Common roof problems in EC4Y

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Most people get in touch after spotting something like this:

  • Loose ridge or hip tiles
  • Leaning or weathered chimney stacks
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split

Prices for roof surveys in EC4Y

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Roof area
  • The shape of the roof and its details

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the exact price before booking.

What we need to know

Here’s what helps us most when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, ring 07833 053749 or send us an email.

EC4Y questions

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.

How long does a roof survey take?

Allow between one and two hours for most houses, while a commercial roof takes nearer three to four hours. We will confirm what to expect when we arrange the visit.

How much does a roof survey cost in EC4Y?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you work in EC4Y?

Yes. Our area covers London and South East England, and that includes EC4Y.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
