Roof survey in Bankside: what you get
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey clay and concrete tiles, lead flashings and the roof space, and the problems we are asked to look at most are cracked mortar along the ridge and loose chimney pots.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Bankside as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Look for debris in the garden after high winds
- Include dormers, porches and garages when booking
- Check we can open the loft hatch
- Do not climb onto the roof yourself
Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Different roofs, different checks
Flat roof coverings
Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.
Bankside questions
Are there drone restrictions around Bankside?
Normally it comes down to two things: the airspace at the address and the weather. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Bankside. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.
Can parking be tricky for a visit in Bankside?
It can be, so it’s useful to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Can you look at a roof that’s joined to next door?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
How much does a roof survey cost in Bankside?
Our price is from £150, including VAT. We confirm the price for the job before you book, based on the roof’s size, access and package. For a price, call 07833 053749 or email us.

What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Keep pets out of the way during the survey
- If you are buying, check with the agent that we can get in

Advice
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Roof surveys around Bankside
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Mansion House, about 0.6 miles north-east, is one of the historic houses in the wider area around Bankside. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near London Blackfriars station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak.

Common roof problems in Bankside
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.
It is worth booking a survey if you’ve seen:
- Crumbling chimney pointing or cracked flaunching
- Standing water on a flat roof
- Blocked, sagging or leaking gutters
- Torn or sagging underlay
For an older house near a landmark like St Mary Mounthaw, its chimney, valleys and lead work are likely to be the parts that need attention first.
