- Cracked mortar along the ridge
- Gutters that overflow in heavy rain
Roof survey in Waterloo
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’ve noticed condensation or damp timbers in the loft and lifted, split or missing lead flashings, a survey will tell you what’s going on.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Waterloo as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Defects hidden under coverings or inside walls without opening up
- An exact number of years the roof has left
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)

How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. For a visit in Waterloo, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit
- For flats, check roof access has been agreed
- Show us where any leaks or stains appear
- If you are buying, let the agent know when we’re coming

What a roof survey looks like in Waterloo
Waterloo is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If your survey includes the drone, we check whether the address falls inside it before flying. Waterloo is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. If your survey includes the drone, the exact boundary is checked for the address first.
Homes near green spaces such as Jubilee Gardens can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For businesses in and around places such as Gabriel's Wharf, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Include dormers, porches and garages as you book
- Have details of recent roof work to hand
- File the report with your home documents
- Don’t climb onto the roof yourself
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

- The reason for the survey, such as buying, a leak or storm damage

What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Questions from Waterloo
Does a conservation area affect roof work in Waterloo?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Waterloo?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Do you work in Waterloo?
Yes. We survey roofs in Waterloo and the rest of Greater London, as part of our work across London and the South East. For a price, ring 07833 053749 or email us.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We do not provide structural calculations.
